How Gurgaon Became A Major Real Estate Hub?

Real estate in India these days runs the gamut from sturdy and affordable to the finest high-end luxury money can buy. If you’re not sure how much you want to invest yet, though, or you’re looking for something in between, then Gurgaon is the city for you. There are many townships in the area to choose from, and you’ll have prime options since developers have continued to choose to build in this locality due to its real estate potential. Here are a few things to consider about the Gurgaon area as you decide where to buy a home at an affordable price.

1. State-of-the-art Townships

Buying new property is the best way to go when you’re looking for affordable places to live, especially given that you won’t have to worry about surprise problems after you close the deal. Townships are widespread throughout the Gurgaon area and offer residents extensive services and amenities that you won’t find outside. Business Insider names Gurgaon as one of the top cities for startups and emerging small businesses, citing its close proximity to Delhi. It’s also host to some of the top resources for small business owners. If you’re an entrepreneur who’s looking to do business in the upcoming Millennium City, then you’ll need access to major roadways such as the NH-8. Therefore, when you’re looking for a place to live right alongside a base of operations for a new business, you’ll want to check out townships that have offer ample access to major hubs of transit. If you’re driving, for example, search for properties such as a township like Unitech South Park that boasts both affordable units and well-connected roadways for easy travel back and forth between home and work.

3. Do Business in Delhi, Live in Gurgaon

If you’re one of the thousands of business professionals who work in Delhi but are put off by the astronomical prices for real estate, there are other options out there. Urban Cocktail points out that if you’re trying to find real estate around Delhi, Gurgaon is a great alternative since it’s more affordable, but still nearby. The Dwarka Expressway also offers improved connectivity to the metro Delhi area.

Not only does living in Gurgaon save you money, but it also offers a respite from the busy comings and goings on a major city like Delhi, where life is much more fast-paced. This is especially relevant if you’re looking to start or raise a family and require a more stable, affordable, and quiet home.

4. Transportation and Connectivity

The Real Estate Times names areas such as Golf Course Extension, Dwarka Expressway, Sectors 70 and 78 as some of the most desirable places to live around Gurgaon. Connectivity is key. Therefore, you’ll want to focus your search in on townships located around these central transportation points. There’s also the ever expanding metro rapid transit system that carries passengers from Gurgaon to Delhi and is widely used by commuters. Major stations located in Gurgaon are another good reason to search for properties in this area.

5. A Wealth of Entertainment Options

Don’t forget that just because you might be searching for property in Gurgaon that’s more affordable than in a well-known culture and commerce hub like Delhi, it doesn’t mean that the city itself has nothing to offer. Quite to the contrary, Gurgaon has a lively nightlife and wide selection of shopping malls. In fact, there’s no need to go into Delhi once you settle in this city. For example, the city guide website What’s Up Gurgaon outlines some of the best live music venues while accompanied by premier restaurants. There’s a wide range of things to do in the Millennium City. These range from venues like Raasta which lifestyle blogger Kajal Kapul praises for its party atmosphere, to Barbeque Nation which is home to a combination of delicious barbequed snacks diners grill themselves while enjoying Hindi music.

The key to saving money on real estate and finding the best localities is connectivity to major transportation hubs and access to entertainment and culture. Any township within the area is a good bet, as long as they’re built by a reputable developer and have the sizes and amenities you’re looking for.

If you’re searching for all of the excitement and business opportunities of Dehli, but you can’t afford the skyrocketing real estate in the city proper, Gurgaon is the next best choice. Alternately, if you have no interest in city living and you’re searching for a quieter locality with all the perks of metro life, property within a township around the Millennium City is an excellent choice for buyers.

    It’s very interesting to learn about the changing economy in India. The growth of Gurgaon reminds me of a sort of reverse situation in California, where all the young techies that work in Silicon Valley have invaded the already rather densely populated city of San Francisco, which has created a very crazy real-estate market and put hundreds of native families out of their homes 🙁

    • Yup, the growth comes at a cost, and various Indian cities re witnessing the unrealistic real estate price hikes, taking us somewhere similar to the SF.
